Structural restoration · South Florida
Built to endure.
Structural concrete restoration and building envelope work for South Florida’s condominiums, commercial buildings and parking structures.
Restore the structure. Protect what comes next.
Expertise
The structure and the systems that protect it.
Concrete repair and building-envelope work are planned together, because durable restoration depends on both the repaired element and the exposure around it.
The CONCRE process
Diagnose. Document. Control.
A continuous restoration process connects what is observed, what is measured, what is specified and what is ultimately built.
CONCRE observes, maps and quantifies. The Florida PE evaluates, diagnoses and specifies.
- 01
Investigate
Build a disciplined record of visible conditions, access constraints and areas requiring professional evaluation.
- 02
Quantify
Locate observations, assign consistent IDs and establish measurable quantities by repair type.
- 03
Plan
Align scope, access, sequencing and unit-price structure with the engineer’s documents and an occupied building.
- 04
Restore
Execute concrete and envelope work under the issued repair details, specifications and required controls.
- 05
Verify
Reconcile quantities and assemble before, open, steel, repair and finished records for review and close-out.

Coastal exposure
The visible condition may be only the surface of the problem.
Cracking, staining and spalling can be associated with deeper deterioration, but appearance alone does not establish the mechanism, extent or structural significance.
In South Florida, wind-driven rain, high humidity, salt-laden air and repeated wetting can create pathways for moisture and chlorides. Where the protective environment around reinforcing steel is compromised, corrosion may develop and contribute to cracking, delamination and loss of concrete cover.
Water intrusion can also move through failed joints, coating transitions and other envelope interfaces. A disciplined investigation correlates observations and field information before repair scope is defined.
These are recognized deterioration pathways, not a diagnosis of any building. The Florida PE or Engineer of Record evaluates the condition and determines its significance and repair requirements.
Technical Intelligence
Field evidence, translated into useful decisions.
CONCRE Insights examines restoration conditions, field methods, quantities and execution boundaries for the people responsible for aging buildings.

Concrete Spalling in South Florida Condominiums: Causes, Warning Signs & Repair
Spalling is visible evidence that concrete has separated or broken away. Understanding what can be observed, what requires professional evaluation and how repairs are executed helps condominium associations plan a disciplined response.

How Much Reinforcement Has Been Lost? Understanding Residual Rebar Section in Concrete Restoration
Once concrete is opened, corrosion stops being a general observation and becomes measurable information. This note explains residual diameter, cross-sectional loss, pitting and corrosion-rate measurement — and why the Engineer of Record determines what any of it means structurally.

Milestone inspection repairs
Your Florida Milestone Inspection Identified Structural Deterioration — What Happens Next?
A Milestone Inspection report is not the end of the process. When it identifies structural deterioration, the report becomes the basis for engineering decisions, a defined repair scope, contractor execution and documented reinspection.

View all Technical InsightsOur approach
Restoration controlled from first observation to final record.
Disciplined investigation
Conditions are located and recorded before scope becomes a proposal.
Traceable quantities
Estimate, opening and final repair quantities remain tied to the same location.
Controlled execution
Access, protection, sequencing and field work follow the project documents.
Verifiable close-out
Photographic records support engineer review, payment and the building’s permanent record.
