The problem

Restoration scope almost always changes after sounding and opening.

On a 25+ year building, what is visible from the ground is a fraction of what the crew finds once the surface is opened. The industry's usual answer is an allowance and a difficult conversation later.

CONCRE's answer is measurement. Every observation carries a defect ID from the first drone pass. When the quantity changes, the change is attached to that ID, photographed and reconciled — so the board, the manager, the engineer and the contractor are reviewing facts rather than impressions.
