Balconies are the most exposed structural element on a coastal building and can represent a significant portion of the restoration scope. CONCRE repairs them under the engineer's details and measures them one balcony at a time.
Why balconies fail first
Thin slab, shallow steel, direct exposure.
A cantilevered balcony puts reinforcing steel close to every surface and leaves it in salt air, rain and standing water. Chlorides reach the steel, the steel expands and the concrete separates — often at the edge and the soffit before anywhere else.
Failed coatings, cracked edges and blocked drainage accelerate the same process. What a resident sees as a stain or a hairline crack is a symptom to be evaluated by a Florida professional engineer, not a diagnosis CONCRE makes.

Scope
What balcony restoration covers.
Slab edges
The most exposed line on the building. Edge spalling, cracked noses and reprofiling to restore a clean drip edge and a sound substrate for the coating system.
Soffits
Overhead repairs on the underside of the slab, where delamination is often found by sounding well before anything falls.
Slab surfaces
Topside spalling and cracking, substrate preparation and reprofiling for slope and drainage where the specification requires it.
Railing and embed interfaces
Post bases, embeds and anchorage locations treated according to the engineer's repair detail, with the condition at each post recorded.
Thresholds and transitions
Door thresholds, drains and wall transitions detailed so the reinstated waterproofing is continuous rather than stopping short.
Coatings and waterproofing
Deck coatings, sealants and waterproofing systems reinstated where specified, so a repaired balcony is not returned to the exposure that damaged it.
Working in an occupied tower
Access is a scheduling problem before it is a technical one.
- Work planned stack by stack so a known, limited number of balconies is out of service at a time.
- Unit access coordinated with management and notified in advance, not on the day.
- Protection of furniture, glazing and finishes, with daily clean-down of the work area.
- Swing stage, mast climber or suspended access selected for the elevation and the repair type.
- Shoring installed only where the engineer's documents require it.
Quantities per balcony
The number that changes after opening is the number that matters.
Each balcony carries its own location ID — elevation, level, bay — from the first survey. Preconstruction quantity, quantity after sounding and opening, and final repaired quantity are recorded against that ID with photographs at each stage.
For a board, that means a balcony-by-balcony record instead of a lump-sum allowance. For the Engineer of Record, it means variance presented for review with evidence attached. Approval of quantities and payment remain governed by the engineer and the contract.

- Why can balconies represent a significant restoration scope on a coastal building?
- A balcony is a thin, exposed, cantilevered slab with reinforcing steel close to every surface, sitting in salt air and taking direct rain. Slab edges and soffits are where chlorides reach the steel first, so on a 25+ year coastal tower balcony repairs can represent a significant portion of the restoration scope.
- Can residents use their balconies during the work?
- Not while an individual balcony is being worked on. Access is planned stack by stack so the number of balconies out of service at any moment is limited and known in advance, and each unit is notified through management before the crew arrives.
- Do railings have to come off?
- Where the repair area includes railing posts or embeds, the engineer's repair detail governs whether the railing is removed, reset or replaced, and how the embed is treated. That decision belongs to the Engineer of Record; CONCRE executes the detail and documents what was found at each post.
- Is a balcony coating the same as waterproofing?
- Not necessarily. A deck coating is a wearing and water-shedding surface; a waterproofing system may involve additional membrane, flashing and detailing at edges, thresholds and drains. Which system applies is defined in the specification for the building, and it is reinstated as part of the same programme as the concrete repair.
- Why did the balcony quantity change after sounding?
- Sounding finds separation that is not visible, and opening the area establishes the real boundary of the unsound concrete. The quantity is remeasured at that point against the same location ID and photographed, so the change is a documented fact rather than a mid-project negotiation.
