The exposure

A garage is structural concrete in a traffic and chloride environment.

Water enters with vehicles and weather, joints and coatings wear under wheel loads, and chlorides reach reinforcing steel in the deck, beams and columns. Cracking, spalling and delamination follow.

Because much of the distress is on soffits and undersides, sounding usually finds considerably more than a walkthrough does. Scope on a garage moves for the same reason it moves on a façade: visible deterioration may not represent the full extent of unsound concrete.

Structural element repairs with removal limits, steel treatment and any shoring defined by the Engineer of Record before work begins.

Garage repairs are billed by repair type and area, which only works if the areas are measured. Preconstruction quantity, quantity after sounding and opening, and final repaired quantity are recorded against each location ID and photographed at every stage.

That gives an owner or association a line-by-line basis for pay applications, and gives the engineer variance presented with evidence. Approval of quantities remains governed by the Engineer of Record and the contract.

Why do parking structures deteriorate faster than the rest of the building?
A garage takes water, traffic and chlorides directly onto structural concrete. Vehicles carry salt and moisture in, joints and coatings wear under wheel loads, and water finds cracks, joints and slab penetrations. The result is corrosion of reinforcing steel in decks, beams, columns and soffits.
Does the garage have to close?
Usually not entirely. Work is normally phased so that sections are taken out of service in sequence, with traffic routing, signage and temporary parking arrangements agreed with management in advance. How many spaces are affected at once is a planning decision made before work starts.
Who decides whether shoring is required?
The Engineer of Record. Shoring, removal limits and load restrictions during repair are engineering determinations set out in the repair documents. CONCRE installs what those documents require and reports any condition found outside them back to the engineer.
Is a traffic coating always part of garage restoration?
Only where the specification calls for it. Where it is specified, the traffic coating and joint sealants are executed as part of the same programme as the concrete repair, since a repaired deck left uncoated is exposed to the same water and chlorides that caused the damage.
How are garage repair quantities controlled?
By repair type and location. Each deck bay, beam, column and soffit area carries a location ID; preconstruction quantity, quantity after sounding and opening, and final repaired quantity are recorded against it with photographs, so unit-price billing can be checked line by line.
