Stucco Restoration
Stucco Restoration in South Florida
Removal of unsound render, repair of the substrate behind it and reinstatement of stucco and finishes that match the wall — coordinated with the coatings and joints around it.
Render, substrate, finish
Stucco is a layer. What matters is what it is bonded to.
Cracked or hollow stucco can be a finish issue or a sign of a substrate condition behind it. Restoration starts by defining the limits of unsound render and exposing what lies beneath, as the documents require.
CONCRE removes unsound stucco to defined limits, refers any concrete or masonry condition found behind it to the Engineer of Record, repairs the substrate as specified and installs new stucco and finish to match.
This page covers the render layer. Concrete deterioration behind the stucco is covered on the concrete restoration page; coatings and water continuity on the envelope page.
CONCRE observes, maps and quantifies. The Florida PE evaluates, diagnoses and specifies.

Observable conditions
Common stucco conditions.
Observations to map; the cause is evaluated by the responsible professional.
Cracking
Map, diagonal or straight cracks through the finish and render.
Debonding and hollow areas
Stucco that sounds hollow or has separated from the substrate.
Localized loss
Missing or fallen stucco exposing block or concrete.
Rust staining
Staining from embedded accessories, lath or reinforcement behind the render.
Failed accessories
Corroded or broken control joints, beads and screeds.
Finish mismatch
Patchwork from previous repairs with different texture or color.
Scope
What stucco restoration covers.
Systems, thickness and finishes as specified in the approved documents.
Sounding and marking
Defining limits of unsound render where the documents require it.
Controlled removal
Cutting back to sound edges without damaging adjacent work.
Substrate repair
Concrete or masonry repairs behind the stucco as the EOR directs.
Accessories and lath
Replacement of control joints, beads and lath where specified.
New stucco and finish
Scratch, brown and finish coats with texture matched to the wall.
Coating integration
Primer and coating systems installed to complete the protection.
Finish matching
A repair should not read as a patch from the street.
Texture and color matching are planned with the board, especially on prominent elevations.
Mock-ups and test areas are prepared where the specification requires them, so the association can approve texture before full production.
CONCRE serves Miami-Dade County, Broward County and Palm Beach County.

Questions
Stucco restoration questions.
- Is cracked stucco always a structural problem?
- No. Many stucco cracks are limited to the render or finish, but some reflect substrate conditions. The cause is evaluated by the responsible professional; CONCRE maps the conditions and refers what it finds.
- Why does stucco repair sometimes become concrete repair?
- Removing stucco can expose deteriorated concrete or masonry behind it. Those conditions are documented and referred to the Engineer of Record, who defines the substrate repair.
- Can new stucco match the existing finish?
- Texture and color are matched as closely as practical, often using mock-ups for approval, and a specified coating system typically unifies the final appearance.
- Is painting enough to fix cracked stucco?
- No. Paint does not restore bond or substrate. Unsound stucco is removed and repaired before the coating system is applied.
- Where does CONCRE work?
- CONCRE serves Miami-Dade County, Broward County and Palm Beach County.

Concrete Spalling in Florida Buildings: Causes, Warning Signs, and When Repair Is Needed

How Are Concrete Repair Quantities Measured? From Inspection to Final Repair
You cannot control what you cannot quantify. Concrete repair quantities move from estimated to identified, verified and repaired. This guide explains how each stage is measured, documented and approved so owners can follow the scope with evidence.
