Foundation Repair & Stabilization

Foundation Repair & Structural Stabilization in South Florida

Execution of foundation repairs and stabilization measures exactly as the Engineer of Record designs them — never a pre-selected product or a solution chosen before the engineering is done.

Engineering first

Foundation solutions come from the engineer's investigation, not the contractor's catalogue.

Settlement, movement or cracking near foundations can have many causes. Determining the cause, whether stabilization is needed and which method applies is the work of the Engineer of Record, supported by a geotechnical engineer where required.

CONCRE executes the concrete and structural portions of the approved design — excavation and access as specified, repairs to footings, grade beams and pile caps, new concrete elements, and the documentation the engineer requires.

Where the design calls for specialty systems, the system, installer qualifications and sequence are defined by the documents and the contract. CONCRE does not offer proprietary foundation systems.

CONCRE observes, maps and quantifies. The Florida PE evaluates, diagnoses and specifies.

Observable conditions

Observations that may lead to a foundation evaluation.

None of these establishes a foundation problem. They are reasons to involve the engineer.

Stair-step or diagonal cracking

Cracking patterns in walls or slabs near grade.

Doors and windows binding

Changes in operation that owners notice over time.

Slab-on-grade movement

Uneven floors, separation at walls or cracked ground-floor slabs.

Deteriorated footings or pile caps

Exposed or accessible foundation concrete showing distress.

Water and erosion at grade

Drainage changes, washouts or soil loss near the building.

Engineer findings

Foundation repairs identified in a structural or Milestone report.

Contractor scope

What CONCRE executes when the design requires it.

Every item is limited to the issued documents and the verified project scope.

Excavation and access

Excavation, protection and dewatering coordination as the documents specify.

Temporary support

Shoring installed to the responsible engineer's design.

Footing and grade-beam repair

Concrete removal, reinforcement and reconstruction to the details.

Pile-cap and column-base repair

Repairs to accessible foundation concrete elements as detailed.

New concrete elements

Engineered new footings, beams or encasements where designed.

Monitoring records

Survey and monitoring data collected where the engineer requires it.

Professional boundary

No method is recommended before the engineering is complete.

Investigation, geotechnical input, design and acceptance belong to the licensed engineers.

CONCRE will not propose a stabilization product or promise an outcome before the engineer has defined the cause and the remedy. Pricing is prepared against the issued design.

CONCRE serves Miami-Dade County, Broward County and Palm Beach County.

Execution

How engineer-directed foundation work proceeds.

  1. 01

    Design review

Repair drawings, geotechnical requirements and sequence reviewed before pricing.

  2. 02

    Utility and access planning

Locates, protection and excavation logistics agreed.

  3. 03

    Excavation and support

Excavation and shoring as specified, with hold points observed.

  4. 04

    Repair or new work

Foundation concrete repaired or built to the details.

  5. 05

    Engineer observation

Exposed conditions documented for EOR review.

  6. 06

    Backfill and records

Backfill and restoration as specified, with photographs and quantities.

Before pricing

What a foundation scope requires.

  • Engineer's sealed foundation repair design
  • Geotechnical report where the engineer requires one
  • Survey or monitoring data already collected
  • Utility, landscaping and access information near the work
  • Occupancy and parking constraints around excavations
  • Unit-price structure for conditions verified after excavation

Questions

Foundation repair questions.

Can CONCRE tell us whether our foundation is failing?
No. Whether a foundation condition exists, what causes it and whether repair is needed are determinations for the Engineer of Record, supported by a geotechnical engineer where required.
Which foundation repair method does CONCRE use?
The method is the one the engineer designs for the specific building. CONCRE does not pre-select a method or offer proprietary foundation systems; it executes the approved design within the verified scope.
Can the building stay occupied?
Often, depending on the design, shoring and access requirements. Occupancy restrictions are set by the engineer's documents and coordinated with management.
Does CONCRE guarantee foundation results?
No contractor can promise an outcome independent of the design. CONCRE executes the engineer's design as specified and documents the work for review.
Where does CONCRE work?
CONCRE serves Miami-Dade County, Broward County and Palm Beach County.
